McHugh & Co kicked off the Spring season with our second online auction of 2025, held on March 26th. This event saw 195 lots offered, with 148 successfully sold, bringing in a total of £26,854,000. The auction achieved a 76% success rate, reflecting the high demand for a variety of property types available in our Spring auction. Our online platform once again proved to be the perfect venue for both buyers and sellers to connect, with remote bidding making the process more accessible and transparent.

Top Lots of the Auction

Some lots truly stood out, with properties selling well above their guide prices, highlighting the strong competition in the market. Below are some of the top-performing lots from the auction:

1. Lot 3: Chingford – A stunning residential property

This property in Chingford was one of the highlights of the auction. With a guide price of £350,000+, it attracted strong interest, eventually selling for £600,000—£250,000 over the guide price. The property offers great potential for both first-time buyers and investors looking for a property in a well-connected area of East London. Its close proximity to transport links, green spaces, and local amenities made it an ideal opportunity for those looking to enter the London property market.

2. Lot 7: Crouch End – Charming period property in a prime location

This Crouch End property was a true gem, attracting plenty of attention. With its guide price set at £800,000+, the lot soared to a final price of £1,032,000. This £232,000 above the guide price is a clear indicator of the demand for period properties in this sought-after North London location. Crouch End is known for its vibrant village atmosphere, excellent schools, and a wide range of independent shops, making it a highly desirable place for families and professionals. This sale showcased the area’s strong appeal, with bidders eager to secure a piece of this charming neighbourhood.

3. Lot 17: Cambridge – A solid investment opportunity

The Cambridge lot proved to be a great investment opportunity, with an initial guide price of £250,000+ and a final sale price of £354,000£104,000 above the guide price. This lot was ideal for those looking to invest in a property with strong rental potential or for developers seeking opportunities in a city that continues to see growth. With its prime location near the University of Cambridge and major transport routes, it’s easy to see why this lot attracted significant attention, driving up the price.

4. Lot 18: Crouch Hill land – Prime plot with potential

The Crouch Hill land lot was another standout, offering incredible value and potential. Starting with a modest guide price of £20,000+, it sold for £84,000, significantly exceeding expectations. The plot of land attracted attention from developers and investors looking to capitalise on the growing demand for space in North London.
